Garage Floors
A ground, patched and sealed garage floor that shrugs off ice melt, hot tires and oil — and wipes clean with a shop broom.

Arvada covers about as wide a range of concrete as any city in the metro. Around Olde Town and Lake Arbor you have decades-old detached garages and bungalow slabs; out west in Candelas, Leyden Rock and West Woods you have brand-new three-car garages on slabs that were poured in the last few years.
The finish conversation is the same at both ends — most people want flake — but the prep conversation is completely different, and that is what actually drives the quote. We walk the floor before we price it.

The older parts of Arvada have a lot of detached garages, and they bring their own considerations. They are often unheated, which matters a great deal in the winter — an unheated detached garage in January is exactly the situation where polyaspartic earns its money, because it keeps curing at temperatures where epoxy has quit entirely.
The slabs themselves also tend to be thinner and older, sometimes with real cracking. That is normal and usually very fixable, but it is a grinding-and-repair job rather than a quick scuff-and-coat, and the quote reflects it.
Candelas, Leyden Rock and West Woods are full of newer homes with the kind of garage that is worth finishing properly — three bays, good light, often a workshop corner or a gym setup already in it. Those slabs are clean and modern and the installs are fast.
Because these garages get used as real rooms, they are also where we get asked for metallic floors most often on the west side. If the space is somewhere you actually spend time, a metallic floor changes it completely.
