Nearly every Denver house has a basement, and a lot of them have the same floor: bare concrete that sheds gray dust onto everything, stains from anything spilled on it, and feels like a garage in a room you are trying to live in. A basement floor coating seals it — no dust, easy to clean, and a finish that reads as a finished room instead of a utility space.
It is also the smart alternative to carpet down there. Carpet over a below-grade slab is a liability the first time a supply line lets go or water finds its way in; a coated floor gets squeegeed and dried. A below-grade slab sits in contact with damp soil, and unless it was poured over an intact vapor barrier, it can move moisture vapor upward through the concrete indefinitely. Coat over that with the wrong product and the vapor pressure will lift it — bubbles, then peeling. A large share of the failed basement floors we get called to re-do failed this way.
So on a basement we test first. If the reading is high, the answer is a moisture-tolerant primer or a vapor-barrier system, and if there is an actual water-entry problem rather than a vapor problem, the answer is fixing that before any coating goes down. We will say so plainly.
The most common one is dust. An uncoated slab constantly sheds fine concrete powder — it lands on the storage shelves, gets tracked upstairs, and settles into everything. Sealing the floor ends it in a day.
After that it is home gyms (a coated floor takes dropped weights and rubber mats far better than carpet), workshops, laundry and mechanical areas, finished playrooms, and walkout basements where the floor is genuinely part of the living space. For a walkout with real daylight we top coat with polyaspartic so the finish does not amber in the sun.
A basement is inside your home, so smell and dust control matter in a way they do not in a detached garage. We grind with vacuum-assisted equipment to keep silica dust down, and we can specify low-odor systems where the family is staying in the house through the install.
