Parker has grown fast and it shows in the garages. Stonegate, Stroh Ranch, Canterberry Crossing and Idyllwilde are full of newer homes with three-bay garages on young, sound slabs — the easiest and cleanest kind of floor to coat well. A detached shop is a different animal from an attached garage. It is usually unheated, which drives the coating choice in the colder months, and it usually sees harder use — welding, woodworking, equipment, vehicles that get worked on rather than just parked.
For those floors we spec a heavier build, put anti-slip aggregate where it is needed, and use a flake system that camouflages the reality of shop use. Where a slab has never been sealed and has soaked up years of oil, prep is a real part of the job and we will price it honestly.
The bulk of residential Parker is newer construction, which means clean slabs, fast installs and a lot of three-car garages that people genuinely want to finish. Cure time is the only common complication — a very new pour needs to dry out before it takes a coating.
