What areas do you serve?
Denver and the surrounding metro — Aurora, Lakewood, Thornton, Arvada, Westminster, Centennial, Highlands Ranch, Littleton, Parker and Commerce City, plus Broomfield, Englewood, Wheat Ridge and the towns around them. That covers Denver, Adams, Arapahoe, Jefferson and Douglas counties. If you are not sure whether you are inside it, call and ask — it is a short answer.
What kind of floors do you coat?
Garage floors, basements, shops, warehouses, showrooms, retail and living space. The systems are epoxy, polyaspartic, flake broadcast and metallic, plus stained and polished concrete when the goal is the slab itself rather than a coating over it. Residential and commercial both.
How long have you been doing this?
Phil has been installing industrial flooring since 1992, and Denver Custom Coatings has 18 years behind it. It is a small, deliberate operation — a two-man team — which is why every job gets his hands on it rather than being handed to a subcontractor.
Do you grind the floor or acid etch it?
We diamond grind, every time. Etching is faster and cheaper and it is the single most common reason coated floors fail early. Grinding physically opens the concrete so the primer keys into it — that mechanical bond is what survives Colorado freeze-thaw, ice melt and hot tires.
How much will my floor cost?
It comes down to square footage, the condition of the slab and the system you want — a clean modern garage and a cracked, oil-stained one are genuinely different jobs. That is why we walk the floor before quoting instead of guessing over the phone. The walk-through and the written quote are both free.
How long does a floor take, and when can I use it?
Most residential garages are a one-to-two day install. The more useful number is the return-to-service window, and walk-on and park-on are two different dates — park-on is always later, because tire weight and heat are the real test of a green coating. Polyaspartic systems get you back fastest. We give you both dates before we start.
Can you coat over a floor that is already peeling?
Yes, but the old coating has to come off first, and that is grinding or shot-blasting time on top of the normal install. Peeling in tire-shaped patches is hot tire pickup, and it almost always traces back to a slab that was etched rather than ground. Send us a photo and we can give you a rough idea before coming out.
Will my floor be slippery?
Any glossy coating is slick when wet. Flake systems have natural texture from the chip profile, and anywhere water, snowmelt or oil shows up we can broadcast an anti-slip aggregate into the top coat. Tell us where the floor gets wet and we will build it in.
Can you work in the winter?
Often, yes — that is one of the main reasons we use polyaspartic. It keeps curing at temperatures where epoxy will not, which matters a great deal in an unheated Colorado garage. There is still a limit, and we will be straight with you about it rather than take a job that will not cure properly.
Do you do commercial and industrial work?
Yes, and it is where Phil started. Warehouses, service bays, shops, showrooms, retail and back-of-house. Commercial floors are specified around the traffic and chemicals they actually see, and scheduled around your downtime — usually nights or weekends, and staged in sections if the floor cannot close all at once.
