Stained and polished concrete treats the slab itself as the finished floor. Instead of building a film on top, stain penetrates and reacts with the concrete so the color lives inside the surface — variegated, translucent and different in every square foot, which is exactly the appeal. Then it is polished to the sheen you want and sealed.
It is one of the services Phil has offered longest, and it suits certain Denver spaces beautifully: loft and warehouse conversions, basement living space, sunrooms, retail floors and modern interiors where a high-gloss epoxy would look wrong. Acid stain chemically reacts with the lime in the concrete, so the resulting color is part of the slab rather than a layer on it. That is why it cannot chip or peel the way paint does, and why it looks the way it does: mottled, cloudy, varying with every trowel mark and patch in the concrete.
Which is the honest caveat. You are not buying a uniform color, and the slab's history — old repairs, saw cuts, spill marks, where a wall used to stand — will show through and become part of the floor. On the right slab that is character. On the wrong one it is a mess, and we will tell you which one you have before you commit.
Polishing is progressive diamond grinding, working through finer and finer grits until the surface reaches the clarity you want. Lower grits leave a matte, more industrial surface; carry it further and the slab develops genuine reflectivity without any coating on it at all.
We usually apply a densifier during the process — it hardens the concrete surface itself so it takes the polish better and resists wear. Then a sealer: penetrating for the most natural look, or a film-forming sealer for more stain protection and gloss. That choice depends on whether the floor is a showpiece or a work surface.
The best candidates are structurally sound slabs without heavy contamination. Oil that has soaked deep into concrete will resist stain and show as blotching, and heavily patched slabs will read as patched — stain highlights repairs rather than hiding them.
If the slab is not a good candidate, a pigmented epoxy or flake system is the better answer, because those build over imperfections instead of revealing them. That is the first thing we assess on the walk-through.
