Thornton is one of the fastest-growing parts of the north metro, and the newer subdivisions above 136th are full of exactly the garages people want coated: three bays, tall doors, a slab that is only a few years old and still in excellent shape. Those floors are quick, clean installs.

The one thing that catches people out on a brand-new house is cure time. Fresh concrete holds a lot of moisture, and coating a slab before it has cured out is a reliable way to get a floor that blisters or delaminates. If your house is very new, that is a conversation worth having before you book anything.
The other new-build reality is that a builder-grade slab is a builder-grade slab. Control joints, trowel marks and low spots are all normal, and they get addressed during prep — a flake system is very forgiving of minor surface variation, which is part of why it is the most common choice out here.
